National first-half foreclosure initations trend

Foreclosure initation rates have dropped each year since the end of housing crisis that started in 2008, with the rate falling even faster during the global COVID-19 pandemic. The number of foreclosure starts has nearly halved for the first half of 2021 as compared to the first half of 2020.

During any time, the number of foreclosure notices strongly correlates with the number of sales. With lower economic opportunities for the average American, housing supply is significantly down. Foreclosure prevention measures have further saved many owners from defaulting on their mortgages.

As Government shielding from foreclosures end, foreclosure numbers may again rise for the first time in nearly a decade. Three month rolling foreclosure rates are significantly up in many vacation communities, with some in Florida up over 6 times from the same period last year.
